RULES AND REGULATIONS

Ocean Walk owners are responsible for maintenance of the unit windows, doors and associated trim, including painting of those items.  Balcony and decks are limited common areas and should be cleaned and maintained by owners.  Owners must use the type of windows recommended by OWHOA.  Lang Building Supply has the specs for these windows.  Exterior doors must be painted black, the current paint is an oil base paint.

 

 

IMPORTANT INFORMATION

 

  • If you change your unit windows you must use the type of window that is made for new construction.  The siding and the trim have to be removed to install your new window properly.  Do not order windows with dark tint!

  • Boats or trailers stored beside P building should be stored only for short term stays.  This is not a long term storage solution and your boat or trailer must be permitted to park in this location.  Parking of boats or trailers anywhere else on side is not permitted without permission.

  • Owners are required to check their AC drain line before summer season to be sure they are working correctly to prevent flooding problems when they clog up!

  • Hot water heaters must be changed out if older than 10 years of age.  If you do not have this done and a flood is caused because of maintenance negligence you would be held responsible for any repairs to adjacent units.  Call us if you want us to verify the age of your unit.

  • To receive extermination services you must be on the master lock system.  If you are not on the lock system as required by our documents you are taking full responsibility for your unit extermination.  No special arrangements will be made.

  • We have approved a product for downstairs owners who want to seal the water out that comes through from the deck above.  Call the office for more product information.

  • Owners are reminded that you must accompany any guests who are not staying on property at our pools and for use of tennis courts and fitness center.

  • If you rent your unit be sure you have an insurance policy that covers you for liability. 

  • Golf carts are not allowed to be driven, parked or stored on any areas of landscaping and power cords can not be placed where they will be a hazard.

  • No bikes are allowed to be chained to our stairways in the breezways for storage.  Storage tents are on property for you to store your bikes while you are not here or you can rent a space in the bike barn for $50 per year to store.  All bikes stored here on property must be permitted so we can identify who they belong to.  Bikes in unkempt and unpermitted condition will be removed.

  • All rental units should have Ocean Walk Rules and Regulations available to your guests.
